Real Estate Development Financial Model & Investment Dashboard dashboard overview

The brief

From business question to decision-ready view.

01

Business question

A mixed residential and commercial development needed a single model to assess feasibility, compare sell-versus-hold strategies, understand when cash would be needed and test alternative funding structures.

02

The approach

  • Built a driver-based Excel model connecting development assumptions to quarterly cash flow, financing costs and investment returns.
  • Connected outright sales, off-plan receipts, long-term rent and short-term rental strategies to the revenue schedules.
  • Integrated development costs, financing alternatives, interest, repayments and Zakat into the planning model.
  • Presented NPV, IRR, discounted payback, sensitivities and management outputs in a linked executive dashboard.
03

What the sample data shows

Figures below describe the displayed portfolio dataset, not a client outcome.

  • The selected projection scenario shows SAR 45.0M investment, SAR 41.22M NPV, a seven-year payback and a 20% project return.
  • A second displayed model view shows SAR 153.73M revenue, SAR 62.27M project profit, SAR 19.94M NPV and a 3.75-year payback.
  • The valuation example compares DCF and market-comparable techniques before presenting a blended illustrative equity value.
04

Decisions this supports

  • Whether the development is financially feasible under the selected assumptions
  • When cash is needed and which funding structure best supports the plan
  • Which commercial, cost or financing assumptions should be challenged next

Analysis walkthrough

An integrated model story, not just a dashboard.

Each layer is connected so decision-makers can trace an executive result back to the development, commercial and financing assumptions that produced it.

01

Set the drivers

Define area, project-life, construction, pricing, operating and financing assumptions in a controlled input layer.

02

Build the forecast

Connect development costs and revenue strategies to quarterly cash flow, financial statements and funding requirements.

03

Value the project

Calculate FCFF, NPV, IRR and discounted payback, then compare DCF and market-comparable valuation approaches.

04

Test the scenarios

Review the effect of commercial mix, price, CAPEX, HR cost and financing changes on cash needs and returns.

05

Support the decision

Summarize feasibility, liquidity, funding, return and break-even signals in an executive management dashboard.

Model walkthrough

Follow the model from assumptions to returns.

The views below show the model mechanics as well as the executive output: inputs, cost phasing, cash and funding, valuation, payback and sensitivity.
